Yes, it?s true! No, it?s not a scam! Despite what you may have heard, you can still buy a home for no money down AND get a low interest rate as well! So what is the catch? The catch is that the home you want to buy must meet the USDA eligibility requirements to be considered a ?rural home?. You do have to meet income guidelines for the loan, like any other loan, and there is also a limit to what you can borrow, which is up to $417,000 (depending on what you qualify for). Now you may be thinking, ?But I don?t want to live out in the middle of nowhere!? You won?t have to! Many homes in Carroll County, as well as other counties, are in areas designated as rural! Here?s an example of some properties that the USDA says are eligible (click on an address for information about the property): 3447 Augusta Rd; 3130 Lineboro Rd; 4380 Old Field Ln; 2512 Neudecker Rd. These properties are not ?in the middle of nowhere? and there are many more!

If you?ve been listening to the news lately, they are telling you that now is the time to buy. They are right! Home prices and interest rates are down. It may be a long time before an opportunity like this happens again. So what should you do next? Before going out to look at homes, you should call your lender first to find out how much you qualify for. You don?t want to waste your time looking at homes you can?t afford and you don?t want to have a payment you would be uncomfortable with. Your lender will help you figure out what is best for you and will provide a ?Pre-Approval Letter? when you find the home you want (a ?Pre-Approval Letter? is needed when you submit a contract). You can look for current homes that meet your price range, as well as other features you are interested in, and you will also get an email anytime a new home comes on the market that meets your criteria.
